Value it correctly
Make sure the property is priced correctly. The DBH market rent statistics and online advertising and are a good recourse to see what similar properties are renting for.
Tip: A listing more than 3-4 weeks old is over priced.
Advertising
Make sure photos are clear and try to present the property the best you can. When writing the description make bullet points of the features, including an accurate description.
Tip: Provide the Street name but not the number that way you don’t have people going to the house without your consent.
Conducting viewings
If holding a group viewing stagger the prospective tenant’s 10-15mins apart so you have a chance to talk to each party.

What to look out for in a prospective tenant:
1.   Are they on time (if not do they call first to advise you?)
2.   Do they offer to take off their shoes
3.   Do they greet you openly
4.   Do they have manners/polite
5.   What is their reason for looking at the property
6.   Have they been looking for long
7.   Do you feel comfortable with them??
Application form
Ask them to complete an application form and thoroughly check it including a credit check. Previous landlords are always the strongest references.
