Springtime is traditionally a great time to sell your home, but it is very important to prepare well to ensure that your home stands out from all the other properties available for sale.
List early
Don’t wait till late October, get your home on the market as soon as you can - as the number of properties coming to the market swells around late October and November, fewer competing properties usually equates to a better price for you.
Get your house in order.
Most of us don’t live in a home that is “market ready”. There are always things to do to prepare the home before the first buyers coming knocking at the door. While there are the usual things to do, like water blasting, de-cluttering, cleaning and gardening to be done, also look for the detail that can make a huge difference. Walk around your home both inside and out and make a list of the things you haven’t noticed before that need doing. Be critical, as the buyers will be! Small paint chips, cracked tiles, marks on walls or loose handles on doors to ruin the overall effect of a good home. Check all light bulbs, you would be amazed how often we are photographing a home and using interior and exterior lighting to enhance the photography, only to find that there are several light bulbs that are blown. Get rid of power cables lying on the floors, they look terrible in the photos and are a hazard for buyers viewing the property. Clean your windows till they sparkle; the later sun setting time emphasises the dirt and detracts from the view of the garden. If you have an integrated fridge which will be included in the chattels, make sure that it looks clean and fresh. Flowerpots in the garden can do wonders to add some colour and fresh compost adds a very nice finish to your garden beds. Add a new doormat and some nice spring cut flowers at the entrance to make a welcoming statement to the buyers.
